Duties & Responsibilities:
 

1. Ordering of Parts & Supplies - Weekly, monthly, or quarterly ordering of all the parts and supplies for the maintenance, grounds, carpenter & paint departments based on predetermined pars for each item
Create orders through ISM
Complete purchase orders for all orders and submit to the AGM & GM for approval prior to making purchases
Update and track the monthly electronic checkbook for the maintenance and grounds department to ensure that all spending stays within the monthly budgeted amount.
 

2. Inventory Control - Responsible for maintaining the Maintenance Departments inventory through the ISM system.
Responsible for conducting a count of the maintenance department’s inventory (supplies and equipment) at the end of each month using the ISM system.
Responsible for conducting a mid-month spot check of pre-determined high-cost inventory using the ISM system to ensure inventory is being properly scanned /signed out by the engineering team.
 

3. ISM: Assist with Maintenance Department’s inventory through the ISM system.
 

4. HSA: As needed maintain and update the engineering and guest services SDS/MSDS binders to ensure they are always containing the most accurate information as outlined by OSHA and Wyndham Destinations ROPP’s & MOPP’s.
 

5. Common Area Equipment Preventative Maintenance:
Maintain documentation of all preventative maintenance on systems such as HVAC, boilers, pumps, and building mechanical systems, etc.
Inspect all monthly, quarterly, & annual preventative maintenance work completed on common area equipment to ensure the work is being completed properly and in a timely manner. Track and maintain all service orders as required by Wyndham ROPP’s & DOPP’s.
 

6. WynSOS: Assist with WynSOS maintenance program of all aspects of units, common areas and grounds. Build service orders for Maintenance Staff as needed. Run reports to track guest satisfaction and productivity.
 

7. Performance of other duties as assigned:
If required, represent the Maintenance Manager and/or Assistant Maintenance Manager at the Owner Experience Meetings
Order uniforms for Maintenance Department
Handle requests and queries appropriately
Establish and maintain good working relationships with outside vendors
Coordinate the transfer of information between departments when necessary
 

Minimum Qualifications Required: Amount, type of education and experience required to perform the essential job functions, including any required certifications or professional licenses:
• High school graduate or equivalent.
• 1 year experience in Hospitality Maintenance or related industry.
• Working understanding and the ability to read blueprints.
• Organizational & Communication Skills.
• Advanced knowledge of Computer programs such as Word, Excel, Power Point and Outlook etc.
• Knowledge of OSHA regulations.
• Knowledge of ADA requirements.
 

Preferred Qualifications: Additional education and experience that is preferred, but not required.
• General knowledge of HVAC, carpentry, plumbing, appliance repair, electrical, natural gas and general maintenance
 

Physical Skills:
• Heavy physical effort: lift/carry 50 lbs. or more.
• Competent skills regarding the operation of small hand tools and electrical tools
• Frequent standing, walking, reaching, stooping, bending and kneeling
• Manual dexterity and mobility required.
• Specific vision abilities required by this job include close vision, distant vision, color vision, peripheral vision, depth perceptions, and ability to focus.
 

Personal Skills:
• Excellent communication skills.
• Must be able to work independently and with minimal supervision.
• Able to communicate to people in a kind and courteous manner.
• Ability to demonstrate good judgment when dealing with guests and staff members.
